NUSAJAYA, 27 May 2014 - UEM Sunrise Berhad (“UEM Sunrise”), formerly known as UEM Land Holdings Berhad, the master developer of Nusajaya, one of the five key nodes of Iskandar Malaysia, in collaboration with PLUS Malaysia Berhad (“PLUS”) has successfully organised its fourth year road safety programme for its PINTAR primary schools at LEGOLAND® Malaysia today.  

This year’s programme witnesses’ participation from 13 of UEM Sunrise PINTAR adopted schools as well as two of Iskandar Investment Berhad (“IIB”) PINTAR adopted schools, making it a total number of 175 pupils this year, the largest throng since the programme was first introduced in 2011.   

The primary objective of the Road Safety Programme is to educate and train the young school children with appropriate road safety knowledge, skills and practical safety prevention measures. This is to ensure that the students are able to identify traffic hazards subsequently help them to self-regulate their behaviour based on the road and traffic environment’s inherent risks. Additionally, the programme also aims to instill sense of responsibility in the hearts and minds of the students as future independent road users. At the same time, it will also help to make our roads safer, in-line with the Government’s efforts to inculcate road safety consciousness amongst the public, starting with the younger generation.   

The road safety programme comprises of two exciting, yet educational activities and offers a hands-on interactive learning experience including road safety talk, quizzes and mock test drive of LEGO® cars at LEGOLAND® Driving School. 

During the road safety talk, the Malaysians Unite for Road Safety (“MUFORS”), spearheaded by PLUS, shared useful information and tips on road safety awareness. The students were also taught on relevant guidelines including types of traffic, basic road rules, signages as well as demonstration on appropriate behaviours inside and around vehicle.  

At the Driving School, the driving activities offered the students a unique opportunity to drive in a true-to-life traffic circuit when they have to steer their LEGO® cars pass several road signages, traffic lights and other drivers, in order to qualify for their very own personalised LEGOLAND® Driving School’s license.

“The road safety issue has been aggressively discussed amongst Malaysian especially in recent years. Ultimately, it is the level of education and awareness itself, and more importantly for our children to seize these knowledge from a young age,” said Yang Berhormat Nusajaya State Assemblyman, Dr. Haji Zaini bin Haji Abu Bakar, during his launching speech.  

“It is our hope that the lessons from this Road Safety Programme will be the practical platform to the young children as future road users, in order to help make our Malaysian roads safer. As a caring and responsible corporate citizen, we feel it is our responsibility to support and compliment the Government’s efforts to inculcate a higher level of awareness on positive road safety behavior to the younger generation of the community where we operate” said UEM Sunrise’s General Manager for Township, Infrastructure and Planning, Encik Rusli bin Zainal Abidin. 

KUALA LUMPUR, 26 May 2014 – UEM Sunrise Berhad (“UEM Sunrise”) today announced its financial results for the 1st Quarter (“Q1”) ended 31 March 2014 which saw its revenue from property development activities increased by 39% or from RM268 million in Q1 2013 to RM372.8 million in Q1 2014 with 64% of its current year property development revenue contributed by projects in Nusajaya.    

Total revenue for the quarter stood at RM401.6 million and profit after tax and minority interest (“PATAMI”) is RM61.5 million compared to RM697.7 million and RM211.1 million, respectively for the corresponding period last year. The lower financials for the quarter is primarily due to the inclusion of the strategic sale of several parcels of land in Puteri Harbour worth RM400 million in Q1 2013.   

Total sales of RM123 million has been recorded for the quarter while unrecognised revenue as at 31 March 2014 stood at RM3.18 billion.  

Commenting on UEM Sunrise’s performance, its Executive Director, Dato’ Izzaddin Idris remained confident on the company’s prospects for 2014. “Although the cooling measures have substantially dampened demand during the first quarter of 2014, we do not expect this to have an immediate impact on our financial performance for FY2014 as the unrecognised revenue of RM3.18 billion as at 31 March 2014 from our ongoing projects will continue to flow into our books as construction progresses.  Furthermore, we believe that the current negative sentiment in the market is temporary and demand will pick up again in the second half of 2014.”  

Dato’ Izzaddin added that the company is planning for more mid-market residential development in response to the market’s needs in addition to providing more affordable homes, the first batch of which, comprising 351 units was soft-launched in March 2014 in Nusa Bayu. 

He further added that “For 2014, we are looking forward to the launch of Serene Heights, our mid- market landed residential development in Bangi targeted for August 2014. We have also started planning for a new mid-market residential project in Gerbang Nusajaya which is in addition to our affordable homes initiative that have been announced on 1 March 2014.  The affordable homes and residential developments will further complement and support the initial catalytic projects that have been announced for Gerbang Nusajaya such as the Nusajaya Tech Park joint venture with Ascendas and the Motorsports City joint venture with Fastrack Autosports. These projects form part of our long term strategy for Gerbang Nusajaya to spearhead the next wave of growth for our Nusajaya landbank.”  

In addition, Dato’ Izzaddin said that UEM Sunrise is also focusing on other key areas to ensure the company’s continued growth. “For 2014, one of our key initiatives is to grow our own ‘Service DNA’ and to further enhance the company’s focus as a Customer Centric Organisation with the purpose of developing loyal followers, repeat buyers and advocates of our products. We have introduced our strategic service intent – ‘PRInSip’, an acronym for Personalised, Reliable, Innovative and Simple which is currently being internalised amongst all the employees. We are also continuously looking to innovate and improve our processes, systems, quality and project execution to maintain our position as one of the market leaders”.

To Provide AMS Services To Women & Children’s Hospital

KUALA LUMPUR, 19 May – Faber Group Berhad (Faber) through its wholly-owned subsidiary, Faber Medi-Serve Sdn Bhd (FMS) today entered into an Asset Management Services (AMS) Agreement with Konsortium Prohawk Sdn Bhd (KPSB) which will see it providing AMS for the Women and Children’s Hospital (WACH) located in Kuala Lumpur.

Under the Agreement, total fees that will be accorded to Faber for providing the AMS services at WACH is approximately RM1.03 billion over a period of 27 years. The services undertaken by FMS include Facility Engineering Management Services; Biomedical Engineering Maintenance Services; Cleansing; Linen & Laundry Service; Healthcare Waste Management Services; Centralised Management Information System; and to attain, maintain and upgrade ISO 9001:2008, ISO 14000, ISO 50001 and ISO 13485 certifications. 

The AMS Agreement is conditional upon the Concession Agreement becoming effective and upon obtaining approval of Faber’s shareholders.

WACH is a 600-bed, 12-storey hospital located within the vicinity of Hospital Kuala Lumpur. Once completed, it will replace the current Maternity Hospital Kuala Lumpur ward and will have modern facilities such as creche/nursery, therapy services, specialist clinic, child development centre, paediatric specialist clinics, women health centre, neonatal intensive care units, obstetric wards, emergency department, multi-level car park, cafeteria, shops and a 20-room medi-hotel.

The construction of the hospital has started in September 2013 and is expected to complete in the second half of 2016 which is when Faber’s AMS is expected to commence.

KPSB is a single purpose vehicle incorporated by UEM Group Berhad and Najcom Sdn Bhd with each holding a 65% and 35% stake, respectively. KPSB had on 14 March 2013 entered into a Concession Agreement with the Government of Malaysia to undertake the planning, design, financing, construction, landscaping, equipping, installation, completion, testing and commissioning of the facilities and infrastructure as well as carry out AMS for WACH. 

The AMS Agreement will allow Faber to strengthen the Group’s Integrated Facilities Management (IFM) businesses as well as enable Faber to capitalise on its current resources and investments cumulated over the years to achieve greater competencies and efficiencies in its IFM operations. Overall, this AFM Agreement augurs well for Faber with its set strategic direction to be a regional champion for AFM services.

NUSAJAYA, 10 May 2014 - UEM Sunrise Berhad (“UEM Sunrise”), formerly known as UEM Land Holdings Berhad, the master developer of Nusajaya, one of the five key nodes of Iskandar Malaysia, through its corporate social responsibility initiatives, successfully organised its sixth year High Achievers Award for 68 PINTAR schools students who achieved excellent results in the 2013 UPSR, PMR and SPM examinations. 

This annual ceremony organised since 2009 under UEM Sunrise’s Academic Excellence Programme aimed to motivate and encourage the students to strive harder for their future endeavors and at the same time, acknowledged their effort, persistence and determination in delivering their personal best. The ceremony also recognised the vital role of the teachers as well as the parents for their unremitting efforts in guiding the students. 

The overall results of UEM Sunrise’s PINTAR schools’ students recorded commendable improvement in 2013 as compared to the previous year. For the UPSR results, it showed slight increase in students obtaining 5As, 6As and 7As with 47 students, as compared to year 2012 with 43 students. For 2013 PMR results, there has been a decrease for the 8As students with only 13 students as compared to 39 students in the year before. Meanwhile for the 2013 SPM result, statistics showed significant leap with eight students obtaining 8As, 9As and 11As as compared to previous year with only two students scored 9As. 

Wan Muhammad Baqir bin Mahdi 16, from SMK Kompleks Sultan Abu Bakar, when asked about his achievement said, “I give 100% concentration when in class and always ask questions. I also surfed on the internet to get more knowledge.” 

“This reward is very special to me as a parent and I am so happy and proud of my son. Thank you UEM Sunrise for recognising my son’s achievement, said Wan Afifah binti Wan Hanafi 47, mother of Wan Muhammad Baqir, who works as a security guard in Nusajaya. 

Vasanthi A/P Ratnam 46, mother of Subahshini A/P Gunasegaran said, “Although my daughter is unable to attend today’s ceremony, I feel that I am the luckiest mother to receive an unforgettable Mother’s Day gift today.”

Each of the UPSR, PMR and SPM high achiever were awarded with cash prizes and certificates amounting to RM300, RM400 and RM600 respectively. At the same time, the best overall students for the respective examination level, additionally received an 11-inch MacBook Air, which went to Subahshini A/P Gunasegaran from SJK Tamil Gelang Patah for Best UPSR Student with 7As, Wan Muhammad Baqir bin Mahdi from SMK Kompleks Sultan Abu Bakar for Best PMR Student with 8 As and Soh Hwee Woon from SMK Gelang Patah for Best SPM Student with 11As. 

“It is an honour to celebrate these high achievers as their determination and commitment towards achieving success can be emulated by other students. As a caring developer, we will continue our efforts through PINTAR programmes in helping the community grow in sync with the developments in Nusajaya”, said Encik Mohd Nadzari Haji Bachek, Senior General Manager Nusajaya, UEM Sunrise Berhad. 

“We are truly grateful to all parties, particularly the Johor Bahru District Education Department (“PPDJB”), the teachers and parents for the support and commitment in ensuring our effort in implementing the PINTAR programme a success,” he added. 

The 68 high achievers from UEM Sunrise’s PINTAR schools around Gelang Patah, received their prizes from Nusajaya State Assemblyman, Yang Berhormat Dr Haji Zaini bin Haji Abu Bakar, Encik Zamri bin Jamaluddin, official representative from Johor Bahru District Education Department as well as UEM Sunrise’s Senior General Manager Nusajaya, Encik Mohd Nadzari Haji Bachek. 

The ceremony was also attended by parents of the high performing students, the schools’ principals and teachers as well as UEM Sunrise’s representatives. 

Joint Venture will improve accessibility in the vicinity of Gerbang Nusajaya, Iskandar Malaysia

KUALA LUMPUR, 6 May 2014 - UEM Sunrise Berhad (“UEM Sunrise”) and Mulpha International Berhad (“Mulpha International”) today inked a Collaboration Agreement that will see its respective subsidiaries, Nusajaya Rise Sdn Bhd (“NRSB”) and Leisure Farm Corporation Sdn Bhd (“LFC”) build three sets of roadworks in the vicinity of Iskandar Malaysia, that will improve access into and from this thriving southern township.  This is the first time the two companies, both long-established property developers, will work together.

The joint venture of 59:41 owned respectively by NRSB and LFC signed today, valued approximately at RM107 million, will result in the creation and upgrade of roads in Gelang Patah and Gerbang Nusajaya to jointly serve the needs of the population of Gerbang Nusajaya and Leisure Farm Resort.

The collaboration agreement was inked at a signing ceremony held in Kuala Lumpur today, with UEM Sunrise represented by Mr. Raymond Cheah, Chief Operating Officer, Commercial and Mulpha International by Mr. Eric Lee, Chief Financial Officer and witnessed by UEM Sunrise’s Executive Director, Dato’ Izzaddin Idris and Mulpha International’s Executive Chairman Mr. Lee Seng Huang.

Detailing the agreement, Dato’ Izzaddin said that under the original plan for the Gerbang Nusajaya development, NRSB is to construct and/or upgrade all roads in the vicinity of its development as a condition to obtain the local government approvals for development.  LFC in the meantime had obtained approvals from the local authority to build the three interchange roads to better serve the needs of its Leisure Farm Resort community.

“However, in view of the proximity of NRSB’s interchange road to that of LFC’s, NRSB proposed to LFC that we enter into a collaboration agreement to carry out the construction of the common roads, so as to jointly meet the needs of our respective communities. This ultimately resulted in the two parties agreeing to build the three sets of roadworks,” he said.

“The joint venture will create a mutually beneficial transport ecosystem around Gerbang Nusajaya, Gelang Patah and Leisure Farm Resort which are located in close proximity to each other. It will also enhance accessibility to and from the area, putting in place good infrastructure for other catalytic developments to strive in Gerbang Nusajaya. We are confident that our strategic partnership with Mulpha International will further develop Nusajaya as a driving economic force in the region”, added Dato’ Izzaddin.

Commenting on Mulpha International’s involvement, Lee said, “Our collaboration is set to create a direct link from Gerbang Nusajaya and Leisure Farm Resort, to the Malaysia-Singapore Second Link (“Linkedua”).  For the many commuters in the vicinity of Gerbang Nusajaya and Leisure Farm Resort who travel to Singapore – this highway interchange project will significantly cut travel times to and from the Linkedua, from the current 15 minutes to just five minutes. For owners and investors of real estate in the area as well as Leisure Farm, it will mean greater capital gains and value appreciation.  As a pioneer in Iskandar Malaysia, I recall that when Leisure Farm Resort was launched in 1991, the bungalow land was transacting at RM6 to RM9 per sq ft, today the same lots are exchanging at 20 times that value, reaching almost RM200 per sq ft. With this new interchange, prices should continue to set new records.

"More than just a set of roadworks and highway interchanges, this highway project epitomes Mulpha International’s development philosophy of long term value creation through our focus on quality and reinvestment in the communities that we build in the Asia Pacific region. The interchange will not just benefit the stakeholders of Gerbang Nusajaya and Leisure Farm Resort -- it will add value to the overall Iskandar Malaysia, improving infrastructure and connectivity. The three roadworks are as follows:

  • Roadworks 1 : connecting Gelang Patah to both Gerbang Nusajaya and Leisure Farm Resort, will include upgrading the existing state road from two-lane to a dual two-lane, constructing a new dual three-lane road and constructing a one-lane slip road from/into the Linkedua.
  • Roadworks 2 : connecting Linkedua to Leisure Farm Resort, will include upgrading the existing state road from two-lane to a dual two-lane
  • Roadworks 3 : will comprise constructing the interchange from the Linkedua to Gerbang Nusajaya including the link road to Linkedua (towards Singapore)

Roadworks 1 and 2 are targeted for completion by December 2016, while Roadworks 3 is expected to be completed in December 2018.

PETALING JAYA, 5 May 2014 - To ensure highway users enjoy smoother and more convenient travel in the future, PLUS Malaysia Berhad (PLUS) is actively carrying out a Fourth Lane Widening Project at selected stretches along its highways.

PLUS Chief Operating Officer, Mohammad Fuad Khusairi said, “The Highway Fourth Lane Widening Project covers the Shah Alam-Sungai Buloh (16 kilometres), Bukit Lanjan-Jalan Duta (7 kilometres) Sungai Buloh-Rawang (13 kilometres) and Nilai (U) Interchange-Port Dickson (27 kilometres) highway stretches.”

The estimated RM1.4 billion highway widening project had started since July 2012 and is expected to be completed by the end of 2014. 

“The project is aimed at giving long-term benefits to public and highway users. Once the project is completed, it will improve our services and provide a whole new travel experience on the designated highways,” Fuad added.

Besides increasing traffic capacity, other additional features of this project are the addition of a fifth lane at the Damansara-Subang (southbound stretch) and a dedicated climbing lane on the Kota Damansara-Bukit Lanjan stretch for heavy vehicles.

Currently, the Second Phase works which includes the re-alignment and re-marking of the current lanes, the closure of the emergency lane, and construction works of pavement sub bases at the respective stretches are actively being carried out.

“As such, we will take all the necessary measures to ensure effective traffic management such as activating the contra flow, installing warning and informatory signages, plastic barriers and so on.

We have taken various approaches to ensure that the project will not cause major disruptions to the traffic flow. As such, pavement works will only be conducted at night where there is less traffic on the mainline. Nevertheless, we require a minimum of 4 hours to ensure proper curing of the new pavement surfaces before they can be used by all vehicles. As such, we regret any inconvenience caused by the widening works and at the same time, seek the understanding and co-operation of the public during this period.

To ensure the safety of highway users while plying the construction stretches, PLUS opens up emergency lanes and emergency lay-bys at every 2 kilometres along the construction sites, increases the patrolling number of PLUSRonda teams, provides tow truck services and so on.
